Terms of Service

These Terms of Service ("Terms") govern your use of Refinio (refinio.app) and its AI-assisted property marketing service (the "Service"), operated by Eren Sancar, a sole trader based in the United Kingdom ("we", "us", "our"). By using the Service, you agree to these Terms.

1. The Service

Refinio provides AI-assisted editing of property photographs and generation of property descriptions for UK estate agents and property professionals. You upload listing photos, floorplans and property details, and we return professionally edited images and compliant descriptions for use on property portals and marketing materials.

2. Eligibility and accounts

The Service is for business use by property professionals. You must provide accurate account information and keep your login secure. You are responsible for activity under your account.

3. Honesty commitment — "enhance, never invent"

Refinio enhances the presentation of your photographs (for example lighting, clarity and sky) but does not fabricate or add features that do not exist at the property. Descriptions are generated from the information and images you provide and are checked against advertising rules, including the Digital Markets, Competition and Consumers Act 2024, which prohibits misleading property marketing.

You remain responsible for reviewing all edited images and descriptions before publishing them, and for ensuring the final marketing is accurate and not misleading. Compliance checks are provided as a helpful safeguard, not a guarantee, and do not replace your own professional and legal judgement.

4. Your content and responsibilities

You confirm that you have the right to upload the photos, floorplans and details you submit and to have them edited and used for marketing; that your content does not infringe anyone's rights or break the law; and that you will review and approve outputs before publishing them. You retain ownership of your original content and grant us a licence to process and store it for the purpose of providing the Service.

5. Outputs

Edited images and generated descriptions are provided to you for your use in marketing the relevant property. You are responsible for how you use them. We retain original images alongside edited versions so edits can be verified against the source.

6. Pricing and payment

Prices are shown on our website. You pay with credits, bought in advance in bundles: one credit is charged for each photo you choose to have edited, and an AI listing description is charged separately in credits, as stated at the point of use, or as otherwise agreed. Payment is processed by Stripe. Prices are in GBP. Because outputs are digital and produced specifically for you, orders are generally non-refundable once work has started, except where the Service has failed or the law requires a refund. If you are unhappy with a result, contact us and we will try to put it right.

7. Acceptable use

You must not use the Service to: create misleading or fraudulent marketing; upload unlawful, infringing or harmful content; attempt to disrupt or reverse-engineer the Service; or resell the Service without our agreement.

8. Availability

We aim to keep the Service available and reliable, but we do not guarantee uninterrupted access. The Service may be updated, suspended or withdrawn from time to time.

9. Liability

We provide the Service with reasonable care and skill. To the extent permitted by law, we are not liable for indirect or consequential losses, or for losses arising from your failure to review outputs before publishing them. Nothing in these Terms limits liability that cannot be limited by law (such as for death or personal injury caused by negligence, or fraud). Our total liability for any claim is limited to the amount you paid us for the relevant order. Because you are using the Service for business purposes, certain consumer protections do not apply.

10. Termination

You can stop using the Service at any time. We may suspend or end your access if you breach these Terms.

11. Governing law

These Terms are governed by the laws of England and Wales, and disputes are subject to the courts of England and Wales.
